networking conference will be held on November 29 at the McGraw Hill

Michael J. Pembroke
Senior Vice President - Leasing and Marketing
Russo Development     Michael J. Pembroke is primarily responsible
for the leasing and marketing of Russo Development's existing three
million square foot portfolio and new development projects throughout
the region with an emphasis on Russo's mission critical development
initiatives. He also serves an integral role in the company's
operational and strategic planning objectives. Since joining Russo in
2002, Michael has completed transactions totaling more than 4 million
square feet including build-to-suit developments for clients such as
the New York Stock Exchange, JP Morgan Chase, Credit Suisse, Pepsi
Bottling Group and SunGard among others. His achievements include
maintaining a portfolio occupancy level of more than 97% during his
tenure. Michael holds a Bachelor of Science Degree in Mechanical
Engineering from The University of Delaware and is a member of 7×24
Exchange, the National Association of Office and Industrial
Properties (NAIOP), the Industrial & Office Real Estate Brokerage
Association (IOREBA), and the Urban Land Institute (ULI).

Russo Development is the leading developer and owner of Mission
Critical Data Center facilities in the New York metropolitan area. In
the region, Russo has developed and continues to own approximately
1.7 million square feet of data center space in seven (7)
single-tenant facilities with a utility capacity in excess of 130
megawatts. These leased facilities ranging from 150,000 to 400,000
square feet include infrastructure critical to the financial services
sector. Russo has extensive experience in the design and construction
of these mission critical properties and hold a long track record of
success demonstrated by its 25% share of the New Jersey data center
